As America's homeless population increases more families consider adding ancillary dwellings on their property. For some, a pre-fab structure, or tiny home on wheels may suffice. But where you are required to meet the (POA) property association's community guidelines, things can get way more complicated and expensive.
Our new T.H.C. (tiny house consulting business) offers a very cost effective approach that may be just the right solution for you. To prove we know our stuff, I've just finished building my own $8,000 prototype. The goal was to replicate the width and space constraints in a shipping container. This 84 sq. ft. structure is functionally just a Cabana, or changing room for our pool. It matches local building code under the category of an off-grid 'shed'. It also makes for a quiet, well insulated extra bedroom for the occassional overnight guest. The key is starting with a well developed plan.

That's impressive to hear about your work with Giant Steps Permaculture and your experience in home renovations. It's great to see how you're addressing the increasing need for ancillary dwellings in America's homeless population. I'm curious, have you considered exploring different flooring options for your tiny houses? For instance, I recently came across some interesting commercial epoxy flooring Manchester NH. It could be worth looking into for its durability and aesthetic appeal.
